INTERIOR DESIGN

Working with stakeholders of your company, Pacific Cornerstone Architects offers Interior Design services with an experienced design team. We will guide your project smoothly through the design process and deliver an enduring functional and aesthetically pleasing facility. With proper interior design not only will the build-out be efficient, but proven long term benefits for the company and stakeholders can be measured. We provide initial building analysis, programming, budgetary reviews, finish material selection and cross coordination within our Interior Design Services.

LAB DESIGN

    1. Because of our technical prowess and understanding of how to integrate mechanical, electrical, structural and plumbing components in a shell building, PCA has the ability to take a “systems approach” to life-science architecture, rather than isolating tenant improvements. This unique perspective, as well as PCA’s ability to explore alternative concepts and innovative solutions, has resulted in proven cost and schedule savings for clients.

      Our in-depth experience in designing shell and build-to-suit life-science projects provides an advantage in designing tenant improvements that integrate all aspects of a project. Modifying shell buildings in a timely manner is critical to the overall project—if these items are not targeted in the appropriate shell timeframe, inflated costs are often pushed into the tenant improvements, thus reducing the funds available for other tenant-improvement needs.

    The Leadership in Energy and Environmental Design (LEED™) Green Building Rating System represents the U.S. Green Building Council's effort to provide a national standard for what constitutes a “green building.” Through its use as a design guideline and third-party certification tool, it aims to improve occupant well-being, environmental performance, and economic returns of buildings using established and innovative practices, standards, and technologies. A LEED™ Certification for your building would not only mean that your project will have achieved certain standards of reduced environmental impact, but that it could also become a world-wide case study in sustainable design.
    Whether our clients decide to pursue the international recognition and prestige of a LEED™ Certified Building or not, PCA is still committed to providing you with all available options in sustainability as they pertain to you and your project.

    SPACE PLANNING

    Often the first request from a facility and their stakeholders is answering the question, “how will it all fit.” With Pacific Cornerstone Architects space planning services an answer can be generated accurately and responsively. Space plans will either utilize previous programming documents or the stakeholder guidelines to develop a graphic plan in a specific space to represent those goals. Existing building information is considered along with schedule and budget goals.
    Space Planning is a valuable asset for any facility and Pacific Cornerstone Architects can often weigh one facility against another to determine best case efficiency. This can lead to significant savings, driving down lease space required to meet the facility goals.

    PROGRAMMING

    A valuable first step in facility planning is the Programming Phase. Programming can be a stand alone task, providing documentation in regards to next step planning.. Pacific Cornerstone Architects uses a 6 step method to gain consistent results.. In general Pacific Cornerstone Architects will:

    Program Summary is typically deliverable of a Level 1 program document and often a graphic representation of that summary.

Working in conjunction with stake holders Pacific Cornerstone Architects will provide a variety of thoughtful plan studies to determine maximum project density and work force. Balancing these variables with stakeholders needs and city codes the client will quickly understand the elements that form the limits and drive project success.

    CONSTRUCTION DOCS

    Construction Documentation is the backbone of any successful project. Pacific Cornerstone Architects has proven success for over 17 years provide accurate Construction Documentation. Accurate documentation allows our projects to be bid effectively by General Contractors and to be reviewed easily by governing agencies. From approved Design Development Drawings Pacific Cornerstone Architects back checks code requirements in terms of Life Safety Issues, Planning and Zoning ordinances, constructability issues, and material selections. Coordination of Structural, Mechanical, Electrical, Plumbing, Civil, and Landscape are done at 3 stages. At 50%, 85%, and 100%. Cross coordination checks are performed and charette meetings are held with all stakeholders. Our project managers are also in constant communication with all team members on a daily basis working towards a thoroughly documented project.

    CONSTRUCTION ADMIN
